What we know

  • An HOA (or HOAs) is expected. The EIR says the HOA will maintain community trails, parks, open space, and landscaping, except trails inside the public Sports Park and Staging Area Park.
  • Publicly accessible parks and trails will be privately maintained by the HOA(s).
  • Gated neighborhoods are planned on the east side (Valencia/B St and Rose/P St entries), so expect gate and private-street costs there.
  • Clubhouses and pools, if built, would be private HOA amenities.

Mello-Roos / CFD

CFD & annual special tax
Not published yet. Contact Kevin for current details
  • As of October 2026, no Brea 265 Community Facilities District (Mello-Roos) appears in the City of Brea's published CFD reports. Current Brea CFDs include 1997-1 (Olinda Ranch), 2008-1, 2008-2, 2011-1, 2013-1, and 2013-2.
  • The EIR says the applicant would pay "special assessment fees" for police training and equipment; how that is structured hasn't been published.
  • New communities often form a CFD or assessment district before sales begin. Check the builder's DRE Public Report and Notice of Special Tax before you sign.

Property tax basics

California's base property tax is 1% of assessed value (Prop 13), plus voter-approved bonds and any special taxes or assessments. The exact total depends on the parcel's tax rate area, and new-construction bills may include supplemental assessments.

Before you sign: ask for the DRE Final Public Report, the HOA budget, any Notice of Special Tax, and a tax estimate for your lot. I’m happy to go through them with you, line by line.

Want the real numbers as soon as they’re filed?

I’ll send you HOA and tax details for each neighborhood the moment they’re public.
